The period between when the contract is signed and the transaction is closed is known as the “executory” period, though you may hear it referred to as “being in escrow.” The sales contract is usually contingent upon various occurrences, and the executory period is the time in which the buyer and seller ensure that those contingencies are met. The word “Leverage” simply refers to using borrowed capital to invest in something that will have a rate of return higher than the cost (interest) of borrowing that capital.
